Phaedra J. Howard

Phaedra Howard is an attorney with the firm and a member of the Real Estate and Development Practice Group, where she serves both individuals and a broad range of entities, including condominium, townhouse, cooperative and other community associations. Phaedra concentrates her practice in the following areas: Real Estate Law Collections, creditor's rights and remedies, including creditor bankruptcy representation Community association law Phaedra assists community associations in: Collection of assessments, including lien foreclosure Enforcement of governing documents Drafting and amending governing documents Homeowner and vendor disputes Reviewing and negotiating management agreements and vendor contracts Providing advice/legal opinions on a wide variety of issues affecting associations Real estate law services include: Mortgage and lien enforcement/foreclosure Mechanic's liens Contracts for deed and cancellations Purchase agreements, sales and leases of residential and commercial real estate Easements Landlord/tenant disputes, including evictions Quieting title defects Adverse possession and boundary disputes Title exams and opinions Torrens registration and proceedings subsequent Real estate litigation and appeals Phaedra strives to meet and exceed her clients' expectations by providing personalized service and sound and practical legal advice and direction. Her knowledge and years of experience in the areas of real estate, community association law and collections/creditor remedies and representation provide her with the ability to anticipate and respond to her clients' various needs in a thorough and efficient manner. Licensed to practice law in the state courts of Minnesota and Wisconsin and the federal court in Minnesota, Phaedra is a member of the Hennepin County and Minnesota State Bar Associations, the Wisconsin Bar Association, and the American Bar Association. She is also a member of the Minnesota Chapter of the Community Associations Institute, the Minnesota Multi-Housing Association and Professional Women in Real Estate. Phaedra is a frequent contributor to industry publications and has presented lectures on various legal topics involving associations. She joined Hellmuth & Johnson in 2008. Phaedra obtained her J.D. from the Hamline University School of Law, and completed her undergraduate studies at the University of Chicago, where she obtained a B.A. in cultural anthropology.
